Standard Bathroom Remodel Pricing

BASIC BATHROOM REMODEL (up to 8 x 6 drywall bathroom)

· Remove all of the following: old bathtub and waste / overflow, bath faucet and showerhead, tile over bathtub (and drywall under tile), toilet, lavatory, tile floor and any floor underlayment.

· Patch drywall with water-resistant drywall and float to smooth wall.

· Install new 5’ American Standard Americast white bathtub, new waste and overflow, new Kohler self-balancing shower / bath valve, and new angle stops on toilet and lavatory.

· Install new cultured marble shower walls on three walls over bathtub to 6’6” height.

· Install new vinyl floor and vinyl base moulding over new underlayment on floor.

· Install all new Kohler products: Pinoir white pedestal sink, Forte single hole faucet in polished chrome, Wellworth white toilet and seat, Forte bath / shower trim in polished chrome.

· Install new 24” x 36” mirror with polished edges over pedestal sink.

· Install new polished chrome light bar (4 light) over mirror, along with new occupancy sensor switch (required by California Title 24), and new GFCI outlet, all with standard trim.

· Prep, prime and paints all walls and ceiling in client’s color choice.

FULL BATHROOM REMODEL (up to 8 x 6 drywall bathroom)

· Gut room to studs, including removal of all plumbing fixtures, tile and underlayment, and drywall from walls and ceiling.

· Install new Kohler Villager white cast iron bathtub with new waste and overflow and new Kohler self-balancing shower / bath valve. Install new angle stops on toilet and lavatory.

· Completely rewire room and install three new fluorescent recessed lights (California Title 24 requires high efficacy lighting or occupancy sensor switch), new mirror light bar rough-in, three new switches, new GFCI outlet, and new Panasonic 110 cfm fan using existing roof penetration.

· Insulate ceiling (R30) and exterior walls (R13), and install all new drywall and finish to level 4 (smooth wall).

· Install new 6” ceramic tile over full mortar bed on three walls over bathtub to 6’6” height. Install new 12” ceramic tile over hardi-backer underlayment on floor.

· Install new 24” Estates brand Maple vanity cabinet, new granite countertop with white ceramic sink, new Kohler Forte faucet, new Kohler Wellworth toilet and soft-close seat, and new Kohler Forte bath / shower trim. Client may choose brushed or polished chrome finishes. Other finishes priced accordingly.

· Install new solid wood 3 ¼” Carolina door casing and Coronado base moulding.

· Install new maple framed (to match vanity) mirror with attached lights over vanity.

· Prep, prime and paints all walls and ceiling in client’s color choice.
